What Falls Under Architectural BIM

Schematic Design BIM Modeling
We produce early-stage massing models, floor plate studies, and block models that support design presentations and owner approvals. Geometry is clean and easy to update as design evolves.
Design Development Revit Modeling
We build full-detail DD-level models with correct wall types, floor assemblies, curtain wall systems, door and window families, stair geometry, and ceiling grids. All elements are modeled to match design intent and are tagged and scheduled.
Construction Documentation Support
We prepare and organize Revit models for CD-phase sheet production. This includes setting up views, applying annotation, tagging, coordinating sheet numbering, and supporting the documentation team with sheet output.
Parametric Revit Family Creation
We build project-specific Revit families when standard library content is not accurate enough. Custom families include parametric window systems, specialty doors, facade panels, ceiling components, and equipment placeholders.
BIM Execution Plan Support
We assist in setting up or following project BIM Execution Plans. This includes defining modeling responsibilities, LOD matrix setup, naming conventions, shared coordinate setup, and file linking protocols.
2D CAD to BIM Conversion
We convert legacy CAD drawings into accurate Revit models. This applies to renovation projects, existing facility documentation, and older building sets that need to enter a BIM workflow.
Architectural Scan to BIM
We process point cloud data from 3D laser scans and build accurate as-built Revit models from the scan data. This is used for renovation projects, additions to existing buildings, and facility documentation where original drawings are unavailable or outdated.
Clash Detection and Coordination
We run architectural clash detection against structural and MEP federated models using Navisworks. Clashes are documented, categorized, and resolved through coordination rounds before they reach the construction phase.
Shop Drawings Generation
We produce shop drawings from Revit models for architectural elements including curtain wall systems, storefront glazing, custom ceiling assemblies, and specialty cladding. Shop drawings are coordinated against the model and formatted for fabricator submission.

    Frequently Asked About Architectural BIM Services

    What does your Architectural BIM modeling process look like from start to finish?
    We begin by reviewing all available project inputs including architectural drawings, consultant data, specifications, and the project BEP. We then set up the Revit file according to your template and standards, assign worksets, establish shared coordinates, and begin modeling in phases. At each milestone we share the model for your review, incorporate feedback, and continue to the next phase. Final delivery includes the RVT file, any required exports such as NWC, IFC, or DWG, and a coordination-ready sheet set.
    Can you follow our office Revit template and BIM Execution Plan?
    Yes. We work fully within client-provided templates, follow the project BEP, and apply your naming conventions, workset structure, sheet numbering, and view organization. If your project does not have a template or BEP in place yet, we can help set one up based on AIA or BIMForum standards before modeling begins.
    What LOD levels do you deliver for architectural models?
    We deliver across LOD 100 through LOD 400 depending on project phase and requirements. LOD 200 for early massing and schematic work, LOD 300 for design development and permit coordination, LOD 350 for multi-discipline coordination with structural and MEP teams, and LOD 400 for construction-level documentation and shop drawing support. We define the LOD scope clearly in the project brief before any modeling starts.
    How do you handle design changes and revisions mid-project?
    We track revisions through a documented revision log. When updated drawings or markups are received, we review the changes, assess the modeling impact, and provide a revised timeline if the scope changes significantly. Minor revisions within the agreed scope are incorporated in the regular delivery cycle. We do not process undocumented verbal changes. Everything goes through the agreed revision tracking process.
    Do you create custom Revit families or work with standard content only?
    We create project-specific Revit families when standard library content is not accurate enough for the design intent. This includes parametric curtain wall panels, custom door and window families, specialty ceiling components, furniture, and equipment placeholders. All custom families are built with correct parameters, clean geometry, and consistent naming so they stay usable across all project phases.
    How do you manage quality checks before delivering the model?
    Every model delivery goes through an internal QC review before it reaches the client. We check wall type assignments, floor and ceiling assembly accuracy, family behavior, view discipline filters, sheet organization, annotation consistency, and tag completeness. For coordination-level models we also run a basic clash report to identify any internal architectural conflicts before the model enters multi-discipline review.
    What types of projects have you worked on?
    We have delivered architectural BIM models for commercial office buildings, hospitals and healthcare facilities, educational campuses, data centers, mixed-use towers, industrial facilities, and residential developments. Project sizes range from small tenant fit-outs under 5,000 sqft to multi-building campuses exceeding 1 million sqft. We have experience with both ground-up construction and renovation projects.
    What is the typical turnaround time for an architectural BIM model?
    Turnaround depends on project size, LOD, and completeness of the input drawings. A LOD 300 floor plan model for a 50,000 sqft building typically takes 8 to 12 working days for first delivery. Larger or more complex projects are scheduled with phased milestones. We always share a project schedule with delivery dates before work begins so your team can plan reviews and coordination rounds in advance.
    Can you support multiple projects at the same time for our firm?
    Yes. We work with design firms and contractors on ongoing retainer arrangements and multi-project support models. You get a dedicated project lead who manages communication and quality across all active projects. If your workload increases or a project needs additional resources, we scale the team accordingly without impacting other active work.
